Is a reverse mortgage a good thing??

If you have already heard the term reverse mortgage, it still sounds a little odd. If this is the first time you are hearing the term, it will probably sound like some kind of shady deal. Reverse mortgages are becoming more popular these days, but are they scams or are they legitimate?Is it really possible to sell your house back to the bank and still retain the deed to it? Will the bank really pay YOU the mortgage payments? Let’s review what a reverse mortgage is so these questions can be answered.

The name is somewhat misleading. A reverse mortgage is a loan that is structured like a mortgage, with YOU as the lender and the BANK as the buyer. In the U.S., homeowners wanting to initiate a reverse mortgage must be at least 62 years old, and own all or most of their home. The qualifications may differ in other countries. These backwards mortgages are usually performed through a bank or broker. The senior citizen homeowner essentially sells his or her house to the bank, in return for receiving periodic mortgage payments. Sometimes the payments can be structured as a lump sum, line of credit, or a combination of the three methods.

So what are the benefits to a reverse mortgage? It provides a constant and dependable stream of retirement income. Most retirement plans such as 401(K) or Individual Retirement Accounts (IRA) generally increase in value, but are still tied to stock market. The amount of money they provide during retirement can vary. A reverse mortgage can supplement a senior citizen’s income. The amount depends on the homeowner’s age, equity of the house, interest rate on the loan, closing fees, and a few other factors.

A common misconception about the reverse mortgage is that the bank eventually owns your house. This is not true! The deed remains in your name throughout the entire term of the process. Note that there is interest on the loan payments, but it is deferred until the loan is repaid.

The homeowner can remain living in the house during the entire term of the reverse mortgage. The loan becomes due when the homeowner moves out, or becomes deceased. At those times, the survivors/heirs can repay the loan themselves if they want to keep the house. (Repayment can also take place by selling the home to repay the loan plus the interest in full. The money paid to the homeowner as mortgage payments must be repaid to the lender when the loan becomes due.)

These mortgages can provide much needed financial support during retirement. It is a time when medical costs are likely to increase, as well as unforseen costs can creep up. Use a reverse mortgage to help yourself or your aging relatives to gain the financial security in retirement that they worked so hard to achieve.

FapTurbo the Money Making Robot and Me

I went to the Fap Turbo site one day just to read their sales letter. I like to read sales pages to find out what techniques a person is using to convert customers. I usually just read the page and then leave. With this money making robot though I was sucked into they hype. After reading the whole page and looking at their live statements the impulsive buyer in me took over. I bought the product, I can’t believe I fell for the hype.

I had pretty high expectations after reading the hype, but then I started kicking myself. How in the world could I be so dumb to get suckered in by a good sales letter? I read them all the time. I really expected this thing to work? I mean if it was so great wouldnt everyone be chattering about it?

I figured I might as well give it a go. I dumped the money on it, and I was going to have to provide a reason to get my money back. Besides I could always use some extra money so if it did work, I might be happy.

I read all the instructions and opened a Forex account just like they said to. Then I set the program up like they said. I put it on their servers because I didn’t want to leave my computer on the whole time the program ran. The next day I got out of bed and checked my account, just to see if it had done anything. My expectations were low, but I had actually made some money!

I don’t want you to think I made a fortune. I didn’t get rich overnight. I did, however, make more money than my stocks did, and I was sleeping while this all went on! I didn’t do a thing but set up a program.

I doubt everyone would want to do this. If you are looking for a way to instantly get rich, Id probably just keep your money. You will make money, but with currency exchanges it takes time. Especially if you cant leave the money invested very long.

If, however, you have a tad bit of extra money and want to make it go to work for you, then you better get this before they raise the price. I mean something this valuable that really works, cant last at the price they are offering it. When people figure out it works, there will be more hype, and since they invest the profits from selling the program, they are sure to raise the price.

Forex Trading Strategy: The basics

In the past, the forex market was open only to long-term investors, banks and people who had great capitals. An agent or voice broker made the trading transactions and kept the clients informed on what was happening. Later on, the computerized automated systems took over and replaced this method. This was the early form of a forex trading strategy.

A forex trading strategy has two major elements:

1) Technical Analysis.

This type of analysis is based on charts and it observes the market movements using a mathematical formula. The traders learn about announcements and news on economics that have influence on the forex markets. Its fundamental side is helpful in proper identification of what should be done and what should not.

Because the technical analysis uses chart indicators, it is helpful in determining the areas of resistance and support. It reveals where the price reverses, where it stops or where it gets stuck. A very accurate and popular method to calculate the levels of resistance and support is Fibonacci, which is a sequential number form and its proportions are found in nature such as sunflower seeds, and pineapple rinds.

If the Fibonacci numbers are put next to each other, the percentage ratios can be obtained and plotted on the chart. The good news is that the charting forex software does the Fibonacci sequence for you. As you move along the charts, the key areas of resistance and support are potentially revealed to you. The Fibonacci sequence combined with proper indicators can show the strength and momentum of the latest market condition and it helps you create a strategy that can be profitable to you. And since history repeats itself, what has happened before in the forex market can still happen in the future.

2) Fundamental Analysis.

There are figures every day that are being disseminated to reveal some economic circumstances of a particular country and they can have unpredictable effects on the forex market. The impact will depend on the previous data and the figures implications. An important suggestion for beginners and even for veterans is to stay away from the market when certain announcements and events take place.

Forex trading profits are being made in a similar way to a traditional business. The procedure is simple. You are going to buy something at a lower price then sell it at a higher price. The only difference is that in forex trading this can be reversible.

It is a simple process. A trade is being placed either in the sell or buy categories. Then the base currency will automatically buy or sell its opposite currency in pairs. The price will lively change every second. For instance, you purchase the GBP/USD pair. This means that you have purchased the pound currency and sold the dollar currency. You want a rise on the pounds value which will later on have a higher price when you resell it in the forex market. That would make a profit on the value difference.

If the brokers allow you to have 200:1 capital leverage, then you can possibly control a lot of money than what you really have. It is because you have bought one currency and sold the other. So, your capital can stay unmoved. The only crucial part which should be considered are the proportions which can be either gained or lost whenever changes in currency pair values occurs.

Investing in a Bear market

Even yoda might have trouble figuring out the current market environment. In a world of falling prices, how can wealth be protected? I have some news for you. Even in a falling market, wealth can be not just preserved; it can be created. With just a few simple techniques, Ill show you how to supersize your portfolio.

Shorting stock. The phrase sends a blood-curdling chill down many a buy-and-hold investors spine, frightening them into a shock-induced state of confusion. Yet for masters of this easier-then-it-sounds technique, its an extremely profitable oasis within the uncompromising desert that is this bear. Confused? Its like this… the vast majority of investors only buy stocks. When you buy a stock, there are two ways to make money. Stock price appreciation (buy low, sell high), and dividends. Which is all well and good when the market is going up, but for markets such as the one were currently embroiled in, we need a whole different animal.

While counter-intuitive, shorting stock is less complicated then you might think. The goal when shorting stock is the same as when buying; your trying to buy low, and sell high. The only difference is that you do it in the other order. You sell stock today, and you buy it tomorrow (or some other time in the future), hopefully for less. By doing so, you make a profit equal to the difference between your buying and selling prices.

An example… In late September 2008, Bank of America was trading for around $35.00. Shorting the stock at that point in time wouldve been extremely lucrative, as by late November, it was trading for around 15.00$. Shorting even 100 shares of bank of America, you would have made 2000$ (100 shares * $20 price drop). The process is something like the following. 100 shares of the stock, in this case, bank of America are borrowed from your broker, and then sold. You pocket the $3500. 2 months later, you buy back the shares for $1500, and return them to your broker, keeping the $2000 difference between what you bought them for, and what you sold them for.

For those abstract thinkers, it may be easier to conceptualize shorting as simply buying a negative number of shares. When you own 500 shares of a company, and the companies stock price increases by $1.00, you make $500. When you own -500 shares of a company, and the companies stock price increases by $1.00, you lose $500. However, when you own -500 shares, and that company then plummets by 5$, now you stand to gain $2500. As they say, the bull goes up the stairs, but the bear goes out the window. Markets fall faster then they rise, so the time to make money is now!

Even still, shorting stocks has risks. If you choose the one stock of 100 that is about to start trending upwards, you could lose some money on that. Different sectors of the economy may also be effected by events that cause exceptions to the everything goes down in bear markets rule. The recent auto bailout could feasibly cause industrials to go up for a while, so shorting industrials could choose to be a bad choice. The biggest risk is that the bear market turns into a bull market while your not paying attention ” that could rack up losses on many positions at once.

When deciding how to manage risk, a good tool to use is the 5% rule. This rule states that you should use stop losses to never lose more then 5% of your overall investment portfolio on any individual trade. So if you have a $50000 portfolio, then you should risk no more then 5% of that ” $2500 ” on each trade. This doesnt mean you shouldnt invest more then $2500 in any one idea. It just means you shouldnt lose more then that if things go wrong. Heres an example. If you buy a stock for $30 per share, and you set a stop loss at $25, you can lose up to $5 per share on that stock. This means you can buy up to 500 shares without violating the 5% rule. However, if your stop loss was at $20, you could only buy up to 250 shares without violating the 5% rule. 5% is also a bit high for most traders. Unless you have a very long timespan, most of your trades should be closer to the 2-4% range, with 5% being the highest risk trades.

When it comes to stock picking, some people would call this a challenging market. And traditionally, we have been taught that buying low and selling high is the idea scenario, so looked at from that sense, perhaps it is a challenging market. Or is it? With everything covered already in this short document, you have already learned that a so called “challenging market” can be a bonanza for those who have learned how to short a stock or etf.
